How to Evaluate a Developer Before Buying a New-Launch Property

Buying a new-launch property is a big decision. Most buyers focus on the location, price and amenities, but the developer matters just as much.

A good location won’t help much if the project gets delayed, construction quality is poor or post-sales support is difficult. Here are a few things worth checking before you book.

1. Look at the Developer’s Track Record

Start with the developer’s completed projects.

Check whether they have delivered projects on time, how the construction quality has held up and what existing residents say about their experience.

If possible, visit one or two completed projects. You will learn much more from seeing the buildings and speaking to residents than from a sales brochure.

2. Check RERA Registration

Always verify the project’s RERA registration yourself.

The state RERA portal can help you check details such as:

  • RERA registration number
  • Promoter details
  • Proposed completion date
  • Project approvals
  • Construction updates

Don’t rely only on a salesperson saying that a project is “RERA approved.”

3. Check Previous Delivery Timelines

Possession delays are one of the biggest concerns with new-launch properties.

Look at the developer’s previous projects and compare the promised possession dates with when buyers actually received their homes.

Past performance isn’t a guarantee, but it can tell you a lot about the developer’s execution.

4. Don’t Ignore Construction Quality

Brand name alone isn’t enough.

Visit completed projects and look at the common areas, lifts, landscaping, parking and overall maintenance. Also ask residents about issues they’ve faced after possession.

This can help you understand what the finished project may actually be like.

5. Check the Location Independently

Don’t let the developer’s brochure decide whether a location is good.

Look at connectivity, nearby offices, schools, hospitals, public transport and upcoming infrastructure.

Also check how many competing projects are coming up nearby. Too much future supply can affect rental demand and resale.

6. Understand the Total Cost

The advertised price isn’t always what you end up paying.

Before booking, calculate the complete cost, including:

  • Base price
  • Floor-rise charges
  • Parking
  • GST, where applicable
  • Stamp duty and registration
  • Maintenance and other charges

Compare the all-in price with similar projects nearby.

7. Ask About After-Sales Service

Talk to people who already live in the developer’s projects.

Ask them about possession, documentation, defect resolution and how responsive the customer service team is.

This is often where the difference between developers becomes very noticeable.

8. Look Beyond the Brand Name

A well-known developer can give buyers more confidence, but it shouldn’t be the only reason to buy.

For example, Birla Estates has residential projects across Bengaluru, Mumbai, Pune and Gurugram, including Birla Evara, Birla Ojasvi, Birla Taranya, Birla Niyaara, Birla Evam and Birla Arika. But each project still needs to be evaluated on its own location, pricing, approvals and construction progress.

The same rule applies to any developer.

Before booking a new-launch property, ask:

Developer: Have they delivered well in the past?

Project: Is it RERA registered and properly approved?

Location: Would people still want to live here 5–10 years from now?

Price: How does the all-in cost compare with nearby projects?

After-sales: What do existing homeowners say?

Don’t choose a developer just because it is one of the top builders in India. Look at the developer, project and location together. A little research before booking can save you a lot of trouble later.
