The line items most homeowners skip past on a roofing estimate, and why skipping them costs more later.
Two roofing quotes can land on your kitchen table quoting the exact same square footage, the same shingle brand, and a price difference of two or three thousand dollars, and most homeowners have no real way to explain where that gap comes from. The shingles are the same. The house is the same. The crew even shows up in trucks with similar logos. So where did the money go? Almost always it’s sitting in the details neither quote spells out in plain language: the drip edge, the starter strip, how the valleys get built, what happens at every point where the roof meets a wall or a pipe. These are small line items, sometimes a single word buried on a one-page estimate, and they are exactly the parts that separate a roof that lasts to its expected lifespan from one that starts leaking in year four.
None of what follows requires a trade certificate to understand. It’s the kind of thing a homeowner can ask about before signing a contract, and in several cases, check with their own eyes once the roof is finished and the crew has packed up.
Drip Edge at Eaves and Rakes
Drip edge is a thin strip of metal flashing that runs along the eaves (the bottom edge of the roof) and the rakes (the sloped edges). Its job looks simple: direct water off the roof and away from the fascia board and soffit underneath. Without it, water runs off the shingle edge, wicks backward along the underside of the roof deck, and works its way behind the fascia. Over a few seasons that shows up as a rotted fascia board, a stained soffit, or water finding its way into the attic along the eave line. Drip edge costs relatively little as a material, which makes skipping it, or using an undersized profile, one of the most common corners cut on a budget quote. If a quote doesn’t mention it by name, ask.
Starter Strip vs Flipped Shingles
The first course at the eave needs a sealant strip positioned to bond the first row of shingles down against wind. A purpose-made starter strip has that sealant line running the full length, positioned correctly relative to the shingles above it. Some crews save time and money by flipping a regular shingle upside down and using it as the starter instead. It can look identical once the roof is finished, but the sealant line ends up in the wrong position relative to the tabs above it, which weakens the bond exactly where wind gets the most leverage: the roof’s lowest edge. On a Chinook-prone roof, where gusts regularly hit highway speeds, that’s the wrong place to save a few dollars.
Valley Treatment Done Right
A roof valley, where two slopes meet and funnel water into one channel, handles more volume than anywhere else on the roof during a heavy rain or a fast spring melt. There’s more than one acceptable way to build a valley: open metal valleys, closed-cut valleys where shingles from both sides overlap, or woven valleys. What matters isn’t which method a crew prefers, it’s whether the underlayment beneath it is upgraded to ice-and-water membrane rather than standard felt or synthetic, and whether the method was carried through consistently instead of improvised halfway down the slope. It’s also worth asking whether the valley gets photographed before the shingles go over it. A reputable crew has no reason to hide that step, and a quick photo answers the question permanently instead of leaving you to trust memory a decade later.
Step Flashing vs a Bead of Caulk
Anywhere a roof meets a vertical wall, a chimney, or a dormer, it needs step flashing: individual L-shaped metal pieces woven in with each shingle course so water gets directed out and away at every step. Caulk is not flashing. Caulk is a sealant, and sealant degrades under UV exposure and the same freeze-thaw cycles that stress every other part of a Calgary roof. A crew that runs a bead of caulk along a wall-to-roof joint instead of installing step flashing is choosing the option that looks finished today and fails in three to five years, once the caulk cracks and shrinks. This one is visible from a ladder. If you see a smooth line of sealant where a wall meets the roof instead of a stepped pattern of metal, ask about it.
Pipe Boot Quality
A pipe boot, sometimes called a plumbing vent flashing, seals around the pipes that stick up through your roof for bathroom and kitchen venting. The rubber collar at the top is the part that fails first, and not all pipe boots are built the same. Cheap neoprene boots crack and split under Alberta’s UV exposure well before the shingles around them show any wear, sometimes in under ten years. Signs a pipe boot is failing, or was a low-grade product to begin with:
- Visible cracking or splitting in the rubber collar around the pipe
- A collar that has pulled away from the pipe instead of gripping tight
- Water staining on the attic insulation directly below a roof penetration
A quote that specifies a better-grade boot, or one that uses a lead or stainless collar instead of plain rubber, is worth the small premium given how often this exact spot becomes the first leak point on an otherwise sound roof. Ask which brand of boot is specified before the crew shows up, not after, since a substitution is harder to catch once the roof is closed in.
Ridge Cap: Cut Three-Tab vs Purpose-Made
The ridge cap covers the peak where two roof slopes meet at the top. Some crews cut up ordinary three-tab shingles to use as ridge cap, a cheaper material that was never engineered to bend over a ridge or shed wind the way a purpose-made ridge cap product is. Purpose-made ridge cap is thicker, holds its seal better along the bend, and is rated for higher wind exposure, a real factor once you’re above the roofline where wind speed runs highest. It costs more per bundle. On the finished roof it’s a small visual difference. By year eight or ten, it’s often the difference between a ridge that’s still tight and one that’s starting to lift.
Nail Count, Nail Placement and Ventilation
Shingle manufacturers specify a minimum nail count per shingle, usually four to six depending on the product and wind zone, along with a defined nailing zone. Nails placed too high on the shingle, a shortcut called high nailing that lets a crew work faster, miss the reinforced strip entirely and can void the manufacturer’s wind warranty even though the roof looks properly nailed from above. Ask how many nails per shingle your crew uses and where they land. Ventilation deserves the same attention. A roof that isn’t balanced between intake at the soffit and exhaust at the ridge traps heat and moisture in the attic, which shortens shingle life from underneath regardless of how well the shingles themselves were installed. A balanced system needs roughly equal intake and exhaust area, so it isn’t simply a matter of adding more roof vents and calling the problem solved. Ventilation rarely gets its own line item on a quote, but it belongs in the conversation before you sign, not after the first ice dam.
What to Actually Check
None of these items show up as a bold headline on a sales flyer, and that’s exactly why they’re worth asking about directly instead of assuming every quote covers them the same way. They’re the difference between a roof built to the manufacturer’s actual specification and one built to look finished from the driveway. Ask your contractor about drip edge, starter strip placement, valley method, flashing versus caulk, pipe boot grade, ridge cap material, and nail count and placement. A contractor who answers with specifics, rather than a general line like ‘we do it right’, is telling you something useful.
